Happy belated mothers day to all of the amazing mothers, biological, step, adoptive, foster, chosen, and those who mother in spirit. I was grateful to enjoy a wonderful Mother’s Day weekend celebrating the many mothers in my life—both biological and chosen. Your love, resilience, and care shape the world in countless ways. I’m so grateful to have so many maternal figures in my life. 

In real estate news there are currently 69 active and 50 pending listings in the Woodland market

Over the past two weeks, we have seen the following: 

• Thirty-one new listings came on the market. Six have already gone pending.  

• Prices range from $369,000 to $1,869,000. 

• The median active price is $615,000 (avg. $697,828). 

• Twenty-four listings went pending ranging in price from $299,900 to $2,399,000. 

• The median pending price is $569,450 (average $661,483). 

• Nine of the pending listings received multiple offers.

• Thirteen listings closed escrow. 

• The median closed price was $499,000 (average $576,462). 

• Four closings received multiple offers. Although the listing in Highway 16 likely received 3 offers of the course of the +300 days they were on market. That section is reserved for homes receveing mutiople offers at once. sometimes theres a mix up. 

• Six properties closed under the list price, and two closed over. 

• Six closings were conventional, three FHA, two cash, one VA and one unreported financing.

Great weather is coming our way, and with that, more homes will be hitting the market, along with plenty of open houses for buyers to explore. We’re already seeing many homes go pending quickly, so if there’s a property you’re interested in and can’t make the open house, don’t hesitate to reach out. Remarkably Bright Creatures Book by Shelby Van Pelt

We loved this heartwarming book when I first read it almost four years ago. It is also now a Netflix movie! I won't give away the plot but here's a review from Book Page.
