Hello, hello! I hope you enjoyed the sunshine as we're expecting rain next week. I recently returned from a short trip to Chicago to visit family. What a wonderful (and walkable) city with its amazing architecture. Stepped into a little deli, Nonnina ,and had the most delicious brussel sprouts. A must visit if you're a foodie!
In real estate news, there are currently 208 active and 46 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Forty-eight new listings came on the market.
- Prices range from $335,000 to $1.250m.
- The median active price is $634,950 (avg. $699,446).
- Thirteen listings went pending ranging in price from $342,950K to $899k..
- The median pending price is $599,000 (average $611,300.)
- Four of the pending listings received multiple offers.
- Average days on market is 49 days and median is 35 days before pending.
- Twenty-seven listings closed escrow ranging in price from $205,000 to $1.7m.
- The median closed price was $635,000 (average $700,111).
- Thirteen closings received multiple offers.
- Eleven properties closed under the list price, and fourteen closed over.
- Closed listings consist of two cash, one FHA, five VA, and the remainder were conventional financing.
- Year to date closed sales stats: 750 in 2026 so far. Within the same time period, 810 in 2025, and 710 in 2024.
