We use real data from the MLS (multiple listing service) platform only available to agents. And for those who are loyal readers of our Refresh, welcome back. We appreciate you!
In real estate news, there are currently 154 active and 91 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Forty-two new listings came on the market. Nine are already pending.
- Prices range from $394,000 to $1.399m.
- The median active price is $594,000 (avg. $672,649).
- Thirty nine listings went pending ranging in price from $340,000 to $1.695m.
- The median pending price is $642,000 (average $688,480).
- Five of the pending listings received multiple offers.
- Twenty-eight listings closed escrow ranging in price from $355,000 to $1.3620m.
- The median closed price was $567,500 (average $610,429).
- Eight closings received multiple offers. 276 Ponderosa Drive received 4 offers and closed at 4% above list price.
- Thirteen properties closed under the list price, and the ten closed over.
- Closed listings consist of two cash, nine FHA, five VA, and the remainder were conventional financing.
- Year to date closed sales stats: 302 in 2026 so far. Within the same time period, 317 in 2025, and 270 in 2024.

I loved this heartwarming book when I first read it almost four years ago. It is also now a Netflix movie! I won't give away the plot but here's a review from Book Page.
