Hello, hello! 

It's been an eventful few weeks! I launched my newest listing on San Tomas in Davis, hosted two very busy open houses, and we're already under contract after receiving multiple offers.

I also made the trip to Sacramento to watch The Odyssey at the Esquire IMAX Theatre. It's one of only 8 true IMAX 70mm theaters in California and just 24 in the entire United States, so it was a pretty special experience. If you're a movie lover, it's definitely worth checking out if you can get tickets. 

​In real estate news there are currently 67 active and 44 pending listings in the Woodland market. 

Over the past two weeks, we have seen the following: 

• Thirty-two new listings came on the market. Eleven have already gone pending. 

• Prices range from $349,000 to $1,399,000. 

• The median active price is $591,500 (avg. $621,743).

• Twenty-two listings went pending ranging in price from $388,000 to $1,098,000. 

• The median pending price is $601,750 (average $613,531). 

• Eight of the pending listings received multiple offers. 

• Seventeen listings closed escrow. 

• The median closed price was $540,000 (average $555,382). 

• Nine closings received multiple offers. 

• Six properties closed over the list price, and six closed under. 

• Eight closings were conventional, three cash, three VA, and one assumed financing. 

We've seen an increase in new listings over the past few weeks, giving buyers more options as we approach the end of the busy real estate season. There's still plenty of time to list your property or find your next home before the market begins to slow.

We're also continuing to see strong multiple-offer activity, which is great news for sellers. Whether you're buying or selling, choosing the right real estate agent can make all the difference (that's us 😉). The right pricing strategy, preparation, and marketing recommendations can determine whether your home sells quickly with multiple offers or lingers on the market.

For buyers, success isn't always about submitting the highest offer. In many multiple-offer situations, the strongest overall terms—not just the highest price—are what ultimately win. Having an experienced agent who knows how to structure a competitive offer can give you a significant advantage.
