Hello, hello! 

It's been an eventful few weeks! I launched my newest listing on San Tomas in Davis, hosted two very busy open houses, and we're already under contract after receiving multiple offers.

I also made the trip to Sacramento to watch The Odyssey at the Esquire IMAX Theatre. It's one of only 8 true IMAX 70mm theaters in California and just 24 in the entire United States, so it was a pretty special experience. If you're a movie lover, it's definitely worth checking out if you can get tickets. 

In real estate news, there are currently 70 active and 29 pending properties in West Sacramento. 

Over the past two weeks, we have seen the following: 

• Twenty-two listings came on the market. Six have already gone pending.  

• Prices range from $323,000 to $939,900. 

• The median active price is $589,500 (avg. $632,794). 

• Fourteen listings went pending ranging in price from $299,000 to $1,150,000. 

• The median pending price is $492,450 (average $583,414). 

• Seven of the pending listings received multiple offers.

• Eighteen listings closed escrow. 

• The median closed price was $595,000 (average $562,889). 

• Nine closings received multiple offers

• Fourteen properties closed under the list price, and three closed over. 

• Fourteen closings were conventional, three cash and one "other" financing. 

Almost all of the homes that received multiple offers ultimately closed below their list price. After taking a closer look, only two of those transactions appeared to be truly competitive multiple-offer situations.

For example, the home on Copper Lane notes that it received six offers, but it was on the market for 122 days. While it may have received six offers over the course of its time on the market, those offers were likely spread out rather than competing simultaneously. The seller ultimately accepted the final offer after an extended marketing period.

This highlights why it's important to look beyond the MLS remarks. Agents often note the total number of offers received, which can create the impression of a highly competitive market when that may not have been the case. Taking a deeper look at days on market, price reductions, and the timing of offers provides a much more accurate picture of current market conditions.
