Hello, hello! 

July is always a fun month for me. We kick things off with the Fourth of July, and from there it's a nonstop celebration with birthdays for so many of my friends and family, including mine! I take the month to reflect on the past year, how much I've grown, and what I hope to accomplish in the year ahead. This year, I'm celebrating by hosting an at-home hibachi dinner for my family and friends. We're having a professional chef come cook for us, and I'm really looking forward to spending the evening together. It should be a memorable way to celebrate another trip around the sun!

​In real estate news there are currently 63 active and 46 pending listings in the Woodland market. 

Over the past two weeks, we have seen the following: 

• Twenty-seven new listings came on the market. Eight have already gone pending. 

• Prices range from $425,000 to $4,000,000. 

• The median active price is $659,000 (avg. $846,374). The average has been bumped up bu the 320 acre parcel going for $4M on County Road 95.

• Sixteen listings went pending ranging in price from $399,000 to $790,000. 

• The median pending price is $619,000 (average $593,663). 

• Seven of the pending listings received multiple offers. 

• Sixteen listings closed escrow. 

• The median closed price was $571,000 (average $591,192). 

• Ten closings received multiple offers. 

• Despite all the multiple offer activity, only three properties closed over the list price while eight closed under. 

• All except one closing was conventional financing. 

We continue to see the same trend from last newsletter: while the majority of homes are still receiving multiple offers, those offers aren't consistently driving sale prices well above the list price. In fact, six homes that received multiple offers still closed at or below their asking price. I'll continue monitoring this trend as the market evolves.
