Hello, hello! Hope everyone is settled in after the summer travel, back to school, and other disruptions. I love this time of year from an adventure standpoint (long days). The past two weekends, I stayed "close to home" traveling to Moore Creek Park in the Napa area - rugged and remote but really beautiful.

From a real estate standpoint, it's about that time when forward-thinking sellers (2027) begin reaching out. We love when clients are thinking ahead.

There are currently 116 active and 31 pending properties on the market in Davis.

Over the past two weeks, we have seen the following: 

• Eighteen new listings came on the market.

• Median active price $804,500 (average $1,047,111).

• Fourteen listings went pending. 

• Median list price of $942,000 (average $1,001,450).

• Three properties received multiple offers.

• Twenty listings closed escrow.

• Five listings received multiple offers, but only one went over the list price (6% which seems like a lot given there were only two offers).  

• Three closings were cash, and the remainder were conventional financing. 

When talking to clients, I usually mention that we get a lot of price reductions this time of year because the delta between the number of buyers and sellers shifts up. Indeed, I counted the number of price reductions for all current listings and 57 (half!) have reduced their prices. No surprise. Well, that's all for now.
