Hello, hello! I had the most wonderful 4th of July dinner with friends whose brother is a chef. Needless to say the food was delicious. We watched the World Cup and cheered on our favorite team. What did you do to celebrate America’s 250th birthday?
In real estate news, there are currently 176 active and 62 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Forty six new listings came on the market. Four are already pending.
- Prices range from $465,000 to $1.750m.
- The median active price is $644,500 (avg. $681,705).
- Twenty-three listings went pending ranging in price from $340,000 to $949,000.
- The median pending price is $620,000(average $635,602).
- Four of the pending listings received multiple offers.
- Thirty-two listings closed escrow ranging in price from $415,000 to $1.250m.
- The median closed price was $592,037 (average $667,887).
- Ten closings received multiple offers.
- Ten properties closed under the list price, and eleven closed over.
- Closed listings consist of two cash, five FHA, two VA, and the remainder were conventional financing.
- Year to date closed sales stats: 454 in 2026 so far. Within the same time period, 481 in 2025, and 404 in 2024.
