Hello, hello! And just like that, it's sweater weather...well, almost. I am enjoying the cooler weather no doubt but not sure I'm quite ready to have shorter days. However, it did make for a perfect day to make my special and healthy lentil soup!
From a real estate standpoint, it's about that time when forward-thinking sellers (2027) begin reaching out. We love when clients are thinking ahead.
In real estate news, there are currently 167 active and 64 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Forty-eight new listings came on the market. Two are already pending.
- Prices range from $320,000 to $1.5m.
- The median active price is $593,220 (avg. $652,293).
- Twenty-eight listings went pending ranging in price from $399,998 to $1.65m.
- The median pending price is $649,500 (average $735,014).
- Five of the pending listings received multiple offers.
- Average days on market is 30 days and median of 22 days before pending.
- Thirty-six listings closed escrow ranging in price from $337,000 to $2,050m.
- The median closed price was $625,000 (average $699,499).
- Eight closings received multiple offers.
- Seventeen properties closed under the list price, and thirteen closed over.
- Closed listings consist of five cash, four FHA, five VA, one "other" and the remainder were conventional financing.
- Year to date closed sales stats: 616 in 2026 so far. Within the same time period, 649 in 2025, and 570 in 2024.
