I am officially counting down the days, minutes, and seconds (okay, maybe not minuets or seconds) until the start of summer because this weather has been a nightmare!
Over the past two weeks, we have seen the following:
- Seventeen new listings came on the market (two have already gone pending).
- Prices range from $349,000 to $1,189,900.
- The median active price is $667,000 (avg. $655,259).
- Ten listings went pending ranging in price from $400,000 to $785,000.
- The median pending price is $529,500 (average $548,735.
- Seven of the pending listings received multiple offers.
- Fourteen listings closed escrow.
- The median closed price was $527,250 (average $505,807).
- Four closings received multiple offers.
- Eight properties closed under the list price, and none closed over.
- Eight closings were conventional financing, two cash, one FHA, and one VA financing.
It looks like the market is starting to pick back up. Last newsletter, we had just nine new listings, this time around, we’re at 17 new homes! Exciting news for both buyers and sellers!
