Hello, hello! 

I am officially counting down the days, minutes, and seconds (okay, maybe not minuets or seconds) until the start of summer because this weather has been a nightmare!

Over the past two weeks, we have seen the following: 

• Twenty-three new listings came on the market (nine have already gone pending). 
• Prices range from $409,000 to $1,399,000. 
• The median active price is $599,496 (avg. $650,706). 

• Twelve listings went pending ranging in price from $389,000 to $1,100,000. 
• The median pending price is $521,950 (average $556,200). 
• Four of the pending listings received multiple offers. 
  

• Seven listings closed escrow. 
• The median closed price was $525,000 (average $601,000). 
• Four closings received multiple offers. 
• Four properties closed under the list price, and two closed over. 
• Five closings were conventional financing, one FHA, and one cash financing. 

It looks like the market is starting to pick back up. Last newsletter, we had just eight new listings, this time around, we’re at a whopping 23 new homes, many of which went pending quickly. Exciting news for both buyers and sellers!
