Hello, hello! It feels like we transitioned to fall in the blink of an eye. This past weekend, I hosted a Halloween movie night with family and friends. We did it potluck style and everyone brought a Halloween-themed treat. I made some mummy-style pigs in a blanket and a witch-face spinach dip! Let me know if you want the recipe :). In real estate news, we currently have 104 active listings and 34 pending properties in the West Sacramento market. 

Over the past two weeks, we have seen the following: 

• Nineteen new listings came on the market (two have already gone pending).
• Prices range from $325,000 to $683,000. 
• The median active price is $475,000 (avg. $487,635). 

• Twenty listings went pending ranging in price from $275,000 to $1,599,999. 
• The median pending price is $462,450 (average $545,100).
• Seven of the pending listings received multiple offers. 

• Eleven listings closed escrow.
• The median closed price was $617,770 (average $627,896).  
• Five closings received multiple offers. 
• Seven properties closed under the list price, and zero closed over.  
• Ten closings were conventional financing and one cash.

Similar to what we’re seeing in Woodland, inventory in West Sacramento remains steady. However, there’s been an uptick in homes closing below list price, even in multiple-offer situations. It’ll be interesting to see whether this begins to drive home prices down in the coming weeks.
