Hello, hello! I hope you're enjoying the sunshine after the rain earlier this week. It officially feels like sweater weather. This is also a good reminder to change your filters (at home and in your car), check your tires and windshield wipers. Safety first!
In real estate news, there are currently 196 active and 59 pending properties on the Vacaville market.
Over the past two weeks, we have seen the following:
- Thirty-two new listings came on market
- Prices ranged from $370,000 to $2,999,900.
- Median active price $622,000 (average $803,190).
- Twenty-three listings went pending.
- The median pending price was $679,900 (average $655,333).
- Four of the pending listings received multiple offers with 1684 Alamo receiving 12 offers.
- Forty listings closed escrow.
- Median closed price $580,500 (average $667,484).
- Fifteen closings received multiple offers.
- Thirteen closings were under the list price.
- Six were cash, two CalVet, one creative, two FHA, four VA and the rest were conventional financing.

Closings have held steady while the number of properties coming on the market and going pending have decreased slightly. Real estate being cyclical, this is not surprising especially as we head towards the holidays. If you're a buyer, this is a great opportunity to find motivated sellers. If you're a seller, be sure to price strategically.
