Hello, hello! Believe it or not, it's almost time for summer and hot days. Don't be fooled by the weather this week. To those celebrating graduations, congratulations. Remember they didn't do this alone and your support was integral to their success. Hats off to you!
In real estate news, there are currently 143 active and 78 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Twenty-five new listings came on the market. Three are already pending.
- Prices range from $410,000 to $1.55m.
- The median active price is $664,975 (avg. $741,944).
- Twenty-two listings went pending ranging in price from $485,000 to $1.399m.
- The median pending price is $654,950 (average $686,009).
- Seven of the pending listings received multiple offers.
- Forty-two listings closed escrow ranging in price from $425,000 to $1.5m.
- The median closed price was $678,000 (average $764,098).
- Sixteen closings received multiple offers. 384 Elsinore Drive received 11 offers and closing at 10% over list price.
- Fourteen properties closed under the list price, and the twenty one closed over.
- Closed listings consist of two cash, nine FHA, nine VA, and the remainder were conventional financing.
- Year to date closed sales stats: 354 in 2026 so far. Within the same time period, 369 in 2025, and 300 in 2024.

The Solano Yolo Lavender Trail is a heart felt collaboration amongst the women lavender farmers of Solano and Yolo Counties.
The six farms coming together for the Lavender weekend of June 22 and 23rd are Patchwork Farms in the Capay Valley, Aracili Farms in Dixon, Girl on the Hill from Vacaville, Il Fiorlo in Farifiled and Morningsun Herb Farm.
Each of these farms will open their doors to share their farming dream and offer you a chance to wander through their lavender fields.
