Hello, hello! Hope everyone is enjoying the longer days and temperate weather. My weekend was a mix of work and play with open houses Saturday and Sunday. I enjoy hearing people's experiences as they come through. One thing is for sure, for most people, buying and selling has some level of stress as it is usually accompanied by significant changes. The uncertainty under pressure can be a lot for people. It is important to be resourced before, during, and after. On our side, we provide data, optimize marketing, and make sure to reach out/follow up with our contemporaries to help our clients reach their goals. Real estate can be stressful, but it can also be fun. There are currently 106 active properties on the market and 47 pending properties. Over the past two weeks, we have seen the following: 

• Thirty-eight new listings came on market. Eight were over one million and five were over $2 million! 

• Twelve have already gone pending.

• Median active price $988,000 (average $1,231,285). 

• Twenty-two listings went pending.

• Median pending price $909,000 (average $977,632).

• Seven of the pending listings received multiple offers. Villanova received four offers which isn't surprising: single story, mid-century modern, move-in ready and in Central Davis.

• Twenty-one listings closed escrow.

• Median closed price $840,000 (average $986,143).

• Seven closings received multiple offers with twelve offers on Layton (fixer, fixer, fixer). I am sure the flippers and investors were all over that one.  Estrella received seven offers which also isn't surprising: single story, mid-century modern, move-in ready, and North Davis (15.39 percent over list and six days on market). My listing on La Playa received five offers and went almost eight percent over the list price. 

• Seven closings were cash and the remainder were conventional financing.

Over the past two-week period, we saw a similar number of homes come on market, go pending, and close escrow. So, inventory is moving: one third multiple offers, one third cash, and with activity across the pricing spectrum. Overall, appears to be a more balanced market than previous years.
