Hello, hello! It's been hot! We're fortunate to be close enough to cooler weather. Just about an hour's drive brought me to St. Helena where the weather was in the 80s. I stopped by one of the local favorites Cook restaurant to have a nice lunch. The panna cotta is a must for desert. What a treat!
In real estate news, there are currently 167 active and 64 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Forty-five new listings came on the market. Four are already pending.
- Prices range from $337,000 to $1.450m.
- The median active price is $649,000 (avg. $659,870).
- Thirty-four listings went pending ranging in price from $340,000 to $1.095m.
- The median pending price is $629,500 (average $647,802).
- Five of the pending listings received multiple offers with 811 Azalea Way receiving the most at eight offers.
- Average days on market is 53 days and median of 39 days before pending.
- Thirty-seven listings closed escrow ranging in price from $330,000 to $955,000.
- The median closed price was $655,000 (average $688,013).
- Thirteen closings received multiple offers with 184 Bald Eagle Drive receiving the most at 5 offers closing at just a little over 1% of list price.
- Eleven properties closed under the list price, and nineteen closed over.
- Closed listings consist of six cash, two FHA, thirteen VA, two assumed and the remainder were conventional financing.
- Year to date closed sales stats: 547 in 2026 so far. Within the same time period, 575 in 2025, and 502 in 2024.
