Hello, hello! This is Marcela Cardenas, filling in for Lori this week. A few exciting things have happened lately! This past week, I celebrated my 28th birthday. I had such a wonderful evening surrounded by my favorite people as we enjoyed an at-home hibachi experience. It was so much fun, and my friends and family are still talking about it!

I'm feeling really excited about this next year. I've been told that 28 is a great year for many people, and if you're into astrology, my Saturn return is just around the corner, a season that's said to bring lots of growth and change. Change can definitely be uncomfortable, but I've always welcomed it. To me, it's where the best growth happens. Here's to new experiences, new opportunities, and embracing whatever this next chapter has in store!

Speaking of real estate, there are currently 103 active properties on the market and 29 pending properties.

Over the past two weeks, we have seen the following: 

• Twenty-five new listings came on the market.

• Four new listings have already gone pending.

• Median active price $889,000 (average $860,714).

• Seventeen listings went pending. Including Marcela's buyers on Villaverde that prevailed in a multiple offer situation. 

• ​Median pending price was $989,235 (average $945,964).

• Five of the pending listings received multiple offers. 

• Eight listings closed escrow, including Marcela's listing on San Tomas that received 3 offers and closed at 104% of its list price!

• Median closed price $900,000 (average $996,611).

• Four closings received multiple offers.

• Seven closings were conventional, and one cash financing. 

Inventory has remained relatively steady, while the number of homes closing escrow has slowed significantly since our last newsletter. As we approach the end of the summer season, this is exactly what we'd expect. It doesn't mean the market has come to a complete stop, but it does mean sellers need to be especially strategic with their pricing.

Many buyers are renewing their leases, settling in for the upcoming school year, or simply waiting until next spring to make a move. My advice to sellers is to look at the data and list your home at a price you're genuinely comfortable selling for. Well-priced homes are still attracting strong interest, but the number of active buyers has begun to drop as we transition into the fall market. 

For buyers, this season may actually be one of the best times to purchase. With fewer buyers competing for the same homes, you have more opportunities to find the right fit without the pressure of intense bidding wars. You may also have more room to negotiate on price, credits, or other terms than you would during the peak spring market.
