– MARKET UPDATE –

Hello, hello! We're excited about the beautiful spring weather and the longer days! We're noticing more listings coming on to the market, which is typical for this time of year. The inventory is now up to 49 active homes. There a lot of confusion among the general public about what's happening in the market. Most statistics are nation wide. However, California does not equate to the entire US, nor does Davis equate to California. LOL

In 2019, from January 1 to April 18, there were 120 homes sold. During the same time period this year, only 91 homes have sold. That is a 25% reduction due primarily to a shortage in supply, not in a shortage of demand. We draw this conclusion from the number of multiple offer situations. As shown in the graphic, 28 new listings have come on the market in the past two weeks. Of those, 11 have already gone pending.


The pending inventory is increasing as new listings become available. Of the recent 22 pending properties, half multiple offers – 50 percent! The property with the highest number of offers was an LPA listing!

There were only six closings in the past two weeks. Out of these, five had multiple offers. Our listing on Mockingbird received the highest number of offers (5) and the higher percentage over the list price.

California Duck Days

Saturday April 27th I 9:00 am - 4:00 Pm I Yolo Bypass Wildlife Area Headquarters

California Duck Days is a family oriented, community-based outdoor festival with activities for people of all ages. On-site activities include wetland themed arts and crafts, live animals, nature trail games, interactive exhibits, and much more. Admission is $20/ per vehicle.
