– MARKET UPDATE –

There are currently 28 active listings. We have added 17 new listings within the past two weeks. Seven of the recent new listings have already gone pending.

We were left scratching our collective heads on a couple of the pending transactions. Of the pending properties, five had multiple offers. It was no surprise Alta Loma received six offers since Covell Commons properties tend to be priced in the $400-$500K range. The team just wondered why it was priced so low to start. We will have to see if money was left on the table when it closes. The home on Petra (Mace Ranch) received 10 offers! We usually don't see that level of demand in Mace Ranch this time of year, but the home was on a large lot which can drive prices up.

Eight homes closed escrow over the last two weeks, of which four had multiple offers. Three closings were cash, and drum roll please... one was an assumable loan (VA loan at 2.25%)! Haven't seen that before. Overall, it's too early to tell what is going to happen for the upcoming season. It looks like there is a bit of pent-up buyer demand out there.
