Hello, hello! Yes, we have tomatoes galore. The harvest this year has been amazing and if you're a home gardener, you know how challenging last year was for tomatoes. It's been fun sharing them with eveyone at the office, open house and broker tour.
In real estate news, there are currently 171 active and 63 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Thirty four new listings came on the market.
- Prices range from $399,000 to $1.375m.
- The median active price is $634,500 (avg. $650,133.
- Twenty-seven listings went pending ranging in price from $399,000 to $1.375m.
- The median pending price is $640,000(average $664,442).
- Four of the pending listings received multiple offers.
- Average days on market is 52 days and median of 33 days before pending.
- Thirty-four listings closed escrow ranging in price from $416,000 to $1.6550m.
- The median closed price was $625,000 (average $703,905).
- Eleven closings received multiple offers with 1007 Canterbury Drive receiving the most at 6 offers closing at just a little over 1% of list price.
- Ten properties closed under the list price, and ten closed over.
- Closed listings consist of eight cash, four FHA, seven VA, two assumed and the remainder were conventional financing.
- Year to date closed sales stats: 510 in 2026 so far. Within the same time period, 534 in 2025, and 464 in 2024.
