Hello, hello! 

I have officially completed 36 of my 75 day no alcohol challenge. I do this every year for the first 75 days to start the new year off by taking better care of my body! Thirty-six days is about half way and it has honestly been a breeze. I am very excited to cross this off my 2026 bingo card for this year. Now lets talk real estate! 

There are currently 55 active and 27 pending listings. 

Over the past two weeks, we have seen the following in the Woodland market: 

• Thirty new listings came on the market. Nine have gone pending already. 

• Prices range from $459,900 to $849,000. 

• The median active price is $649,900 (avg. $647,592). 

• Fifteen listings went pending ranging in price from $345,000 to $689,000 

• The median pending price is $500,994 (average $508,446). 

• Seven of the pending listings received multiple offers.

• Fourteen listings closed escrow. 

• The median closed price was $544,000 (average $640,214). 

• Six closings received multiple offers. 

• Eight properties closed under the list price, and four closed over. 

• Ten closings were conventional financing, two VA, one FHA, and one cash financing. 

We’re continuing to see an increase in homes coming onto the market. Looks like, just like the sun, the market is coming out of hibernation.
