Hello, hello! Daylight Savings weekend is here! I'm definitely excited for that extra hour of sleep but not for the shorter days 🙁. I’m doing everything I can to not let the winter slowdown get to me. One thing that’s been helping is getting my exercise in early. I make sure to take my new puppy, Milo, on a long walk as soon as I get home, and Lori and I have brought back our Tuesday night run club ritual with the Davis Fleet Feet group. It’s such a fun way to stay active, connect with others, and feel safe while doing it! We'd love to see you there! 

In real estate news, we currently have 101 active listings and 32 pending properties in the Woodland market. 

Over the past two weeks, we have seen the following: 

• Twenty-six new listings came on the market (five have already gone pending).
• Prices range from $412,000 to $859,000. 
• The median active price is $549,000 (avg. $577,715). 

• Seventeen listings went pending ranging in price from $399,000 to $939,000. 
• The median pending price is $585,000 (average $601,488).
• Six of the pending listings received multiple offers. 

• Twenty-one listings closed escrow.
• The median closed price was $595,000 (average $605,257). 
• Ten closings received multiple offers. 
• seven properties closed under the list price, and seven closed over. 
• Sixteen closings were conventional financing, two cash, two FHA, and one VA financing.

The market continues to show consistent activity week to week. Compared to the same time frame last year, we are a only slightly behind in sold properties, but we are still up from 2023. So far, there have been 348 sold in 2025, 361 in 2024, and 339 in 2023. The good news is that the average price per square foot has stayed consistent with 4334 in 2025 and $336 in 2024. 

Remember, if you’re getting your workout in after sundown, don’t forget to bring a light-up vest or flashlight, it can be hard for drivers to see you later in the evening.
