-MARKET UPDATE-

Hello, hello! Daylight Savings weekend is here! I'm definitely excited for that extra hour of sleep but not for the shorter days 🙁. I’m doing everything I can to not let the winter slowdown get to me. One thing that’s been helping is getting my exercise in early. I make sure to take my new puppy, Milo, on a long walk as soon as I get home, and Lori and I have brought back our Tuesday night run club ritual with the Davis Fleet Feet group. It’s such a fun way to stay active, connect with others, and feel safe while doing it! We'd love to see you there! 

In real estate news, we currently have 95 active listings and 32 pending properties in the West Sacramento market. 

Over the past two weeks, we have seen the following: 

  • Nineteen new listings came on the market (four have already gone pending).
  • Prices range from $390,000 to $1,100,000. 
  • The median active price is $499,000 (avg. $562,320). 

  • Twelve listings went pending ranging in price from $299,000 to $1,150,000. 
  • The median pending price is $626,000 (average $642,480).
  • Three of the pending listings received multiple offers. 

  • Nine listings closed escrow.
  • The median closed price was $430,000 (average $496,497). 
  • Five closings received multiple offers. 
  • Seven properties closed under the list price, and one closed over. 
  • Five closings were conventional financing, two cash, one FHA, and one VA financing.

 

The market continues to show consistent activity week to week. Compared to the same time frame last year, we are a bit behind in sold properties. So far, there have been 310 sold in 2025, 388 in 2024, and 357 in 2023. The good news is that the average price per square foot has adjusted from $338 in 2024 to $332 in 2025.

Remember, if you’re getting your workout in after sundown, don’t forget to bring a light-up vest or flashlight, it can be hard for drivers to see you later in the evening.
