Hello, hello! The past couple of weeks have brought some big changes—I've become a dog mom to an amazing Goldendoodle named Milo! Adjusting to life with Milo has been quite the adventure, but extremely rewarding nonetheless. In Woodland, we currently have 107 active listings and 36 pending properties. 

Over the past two weeks, we have seen the following: 

• Twenty-seven new listings came on the market (seven have already gone pending).
• Prices range from $359,000 to $1,500,000. 
• The median active price is $582,450 (avg. $677,033). 

• Nineteen listings went pending ranging in price from $405,000 to $849,999. 
• The median pending price is $620,000 (average $604,379). 
• Seven of the pending listings received multiple offers. 

• Nineteen listings closed escrow.
• The median closed price was $580,000 (average $633,811). 
• Six closings received multiple offers. 
• Eleven properties closed under the list price, and two closed over. 
• Ten closings were conventional financing, six cash, and three FHA financing. 

There has been a slight increase in closings this period, up from 13 previously. We’re also continuing to see more homes selling below list price. Over the last eight weeks (excluding our most recent newsletter), more than 55% of closed homes sold under list price. I’ll continue to monitor this to see if it becomes a trend, especially given the time of year.
