Hello, hello! 

The past couple of weeks have brought some big changes, I've become a dog mom to an amazing Goldendoodle named Milo! Adjusting to life with Milo has been quite the adventure, but extremely rewarding nonetheless. (scroll to the bottom for a surprise 😉) In real estate news, we’ve updated our systems to better serve you! Our website now features a much easier to use home valuation tool and mortgage calculator. In West Sacramento, we currently have 101 active listings and 36 pending properties. 

Over the past two weeks, we have seen the following: 

• Twenty-four new listings came on the market (five have already gone pending).
• Prices range from $366,000 to $1,500,000. 
• The median active price is $525,000 (avg. $566,822). 

• Thirteen listings went pending ranging in price from $374,800 to $1,065,000. 
• The median pending price is $579,999 (average $609,731). 
• Seven of the pending listings received multiple offers. 

• Twenty-five listings closed escrow.
• The median closed price was $550,000 (average $628,162). 
• Nine closings received multiple offers. 
• Fourteen properties closed under the list price, and six closed over.
• Ten closings were conventional financing, seven FHA, six cash and two VA financing

West Sacramento has remained steady over the past few newsletters. There has been a slight dip in the number of homes coming onto the market, as well as in the number of homes going pending in the surrounding areas we write newsletters for (Davis and Woodland). It’s encouraging to see that West Sacramento is still thriving, good news for both sellers and buyers! I’ll continue to monitor this as we move into fall. The next newsletter will go out on October 2nd, 2025.
