Hello, hello! It feels like we transitioned to fall in the blink of an eye. This past weekend, I hosted a Halloween movie night with family and friends. We did it potluck style and everyone brought a Halloween-themed treat. I made some mummy-style pigs in a blanket and a witch-face spinach dip! Let me know if you want the recipe :). In real estate news, we currently have 92 active listings and 42 pending properties in the Woodland market. 

Over the past two weeks, we have seen the following: 

• Twenty-three new listings came on the market (ten have already gone pending).
• Prices range from $450,000 to $2,500,000. 
• The median active price is $499,000 (avg. $686,954). 

• Twenty-two listings went pending ranging in price from $329,000 to $1,400,000. 
• The median pending price is $564,750 (average $614,678).
• Six of the pending listings received multiple offers. 

• Nineteen listings closed escrow.
• The median closed price was $562,000 (average $596,595). 
• Eight closings received multiple offers. 
• Ten properties closed under the list price, and three closed over. 
• Eleven closings were conventional financing, three cash, three FHA, one other financing and one unreported.

We’re starting to see more closings happening below list price, even in multiple-offer situations. That said, there’s still a steady flow in the inventory, so it’ll be interesting to see whether this possible shift starts to lower home prices in the coming weeks.
