Hello, hello! I can’t believe how quickly the holiday season arrived this year. It feels like just yesterday we were lounging by the pool, and now we’re waking up to 40-degree mornings! Nonetheless, I am enjoying the season and hope everyone has a wonderful holiday weekend, however you choose to celebrate.

In real estate news, we currently have 78 active listings and 41 pending properties in the Woodland market. 

Over the past two weeks, we have seen the following: 

• Twenty-one new listings came on the market (eight have already gone pending). 
• Prices range from $399,000 to $599,000. 
• The median active price is $579,900 (avg. $588,715).

• Fourteen listings went pending ranging in price from $229,000 to $989,900. 
• The median pending price is $612,500 (average $598,693. 
• Eight of the pending listings received multiple offers. 

• Ten listings closed escrow. 
• The median closed price was $569,000 (average $600,600). 
• Four closings received multiple offers. 
• Seven properties closed under the list price, and two closed over. 
• Seven closings were conventional financing, two FHA, and one cash.
