Hello, hello!
I’m writing to you from my hotel room in Pacific Grove, where I'm enjoying a quick two-day trip (with my laptop obviously!). I am spending well-deserved time with family including my favorite aunt and uncle visiting from New York. The team has been busy-busy since we last spoke—preparing homes for the market, holding open houses, and writing offers for clients. Although the work never stops, at least the ocean view is a consolation (wink). In Woodland, we currently have 113 active and 36 pending properties.

Over the past two weeks, we have seen the following:

• Thirty new listings came on the market ranging in price from $399,900 to 1,150,000.
• Six new listings have already gone pending.
• The median active price is $625,000 (avg. 683,020).

• Twenty listings went pending ranging in price from $385,000 to $724,000.
• The median pending price is $501,950 (average $585,325).
• Nine of the pending listings received multiple offers, including seven on Palm and five on Cunningham!

• Twenty-five listings closed escrow.
• The median closed price was $530,000 (average $553,815).
• Ten closings received multiple offers.
• Fifteen properties closed under the list price, and six closed over.
• Sixteen closings were conventional, four FHA, three cash, one VA and one private financing.

We saw a few more multiple-offer situations over the past two weeks both in pending sales and closed transactions. There was also an increase of 11 closed homes over the previous period. It is great to see the market remain steady this time of year.
