Hello, hello! Maybe because I've been in real estate a while to notice the "real estate" seasons. September seems quieter which I see an invitation to slow down with it, to notice what's working and what's ready to shift. I felt that recently on a golf day with friends, where (thank goodness) the scores mattered far less than the easy laughter and the unhurried dinner in Napa. I hope you take pause and enjoy the sunsets over the Vaca hills.
In real estate news, there are currently 167 active and 64 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Fifty six new listings came on the market.
- Prices range from $359,000 to $2.1m.
- The median active price is $659,500 (avg. $729,341).
- Twenty-six listings went pending ranging in price from $320,000 to $1.68m.
- The median pending price is $629,000 (average $653,566.)
- Four of the pending listings received multiple offers with 143 Magnolia receiving 9 offers.
- Average days on market is 52 days and median is 35 days before pending.
- Thirty-six listings closed escrow ranging in price from $440,000 to $1.3m.
- The median closed price was $637,121 (average $700,182).
- Seven closings received multiple offers.
- Eight properties closed under the list price, and the same number closed over.
- Closed listings consist of two cash, three FHA, seven VA, one assumed and the remainder were conventional financing.
- Year to date closed sales stats: 649 in 2026 so far. Within the same time period, 686 in 2025, and 612 in 2024.
