Hello, hello! Between open houses this weekend, I went mountain biking near Samuel P. Taylor State Park and trail running in Coloma. It was a lovely, foggy, drizzly weekend. I like fall because the real estate season slows down a bit and allows us to start planning for the next business year.

This weekend's open houses were steady with buyers who seemed intent on buying. Hopefully, a tick down in interest rates will be just what the market needs to create some momentum. The California Association of Realtors’ forecast for next year appears optimistic for Northern California, thanks to improved inventory and interest rates. Currently, in Davis, there are 89 active and 36 pending properties on the market. That is a slight reduction from the previous newsletter. This is mostly due to properties going pending/closing escrow, as only a few expired or were canceled (according to MLS).

Over the past two weeks, we have seen the following:

  • Seventeen active listings (six of which have gone pending).
  • Median active price $849,000 (average active price $1,178,000). The property on Carlsbad pushed up the average quite a bit.

  • Fifteen listings went pending.
  • Median pending price $800,000 (average pending price $909,000).
  • Only one of the pending listings received multiple offers—a mere two offers.

  • Fifteen listings closed escrow.
  • Median closed price $790,000 (average closed price $829,000).
  • Five closings received multiple offers.
  • Two closings were cash, five conventional, one VA, and one FHA financing.

Screenshot 2025-10-27 at 3.47.15 PM Compared to the same time period last year, we are up a little bit, having closed 297 homes in 2024 and 345 homes in 2025. The price per square foot is down from $508 per square foot to $504 per square foot on average from 2024 to 2025. I am most curious to see what interest rate will cause buyers who are sitting with, say, 2.75% or 3.25% interest rates to take the leap and right-size.
