Hello hello!  I can hardly believe we’re already nearing the end of 2025! The days are getting shorter, the air feels a little crisper, and it’s clear the cozy season has arrived. Halloween is tomorrow, and with it falling on a Friday this year, kids (and parents!) can enjoy a full night of fun without worrying about school the next morning. There's also a Halloween stroll in downtown Vacaville from 4-6pm tomorrow. And even if you’re not a baseball fan, the World Series has been such a fun one to watch—what a great way to wrap up October! 

In real estate news, we currently have 187 active listings and 61 pending properties in the Vacaville market. 

Over the past two weeks, we have seen the following: 

  • Thirty two new listings came on the market (two have already gone pending).
  • Prices range from $399,900 to $875,000. 
  • The median active price is $564,500 (avg. $605,680).

  • Twenty-six listings went pending ranging in price from $399,000 to $926,935. 
  • The median pending price is $650,000 (average $655,559).
  • Three of the pending listings received multiple offers.

  • Thirty-four listings closed escrow.
  • The median closed price was $633,500 (average $646,716). 
  • Fourteen closings received multiple offers including thirteen for 1648 Alamo Drive which closed 43% over list price. 
  • Fifteen properties closed under the list price, and fourteen closed over. 
  • Seven were cash, three FHA, six VA, one private, one Calvet, one assumed and the remainder were conventional financing.

To reflect back on the previous years, there were 802 sold in 2025 so far, 844 in 2024, and 823 in 2023.
