Hello, hello! Luckily, I got my outdoor furniture covered just in time for the rain! As a mountain biker, I appreciate (a little) rain because it compresses the dirt, dust, etc., so the trail is perfectly tacky. Plus, the smell of the earth and trees is magical. In real estate, I was searching the web to get context for the broader real estate market. No easy feat! I found a Redfin article that contained a glaring error and decided to pivot back to Davis. As readers of this newsletter know, we focus on what is happening locally. In fact, we have four newsletters because we want to share what is happening in specific markets (Davis, Woodland, West Sacramento, and Vacaville). We look at current data - past 14 days. Contrary to most available data which is several months in the past and usually a different "season", we are zooming in on here and now
 
In Davis, we have 91 active and 36 pending properties on the market. Over the past two weeks, we have seen the following: 
 
  • Twenty-eight new listings came on market and six have already gone pending. This is a lot of new listings for October. 
  • Median price $775,000 (average $820,000).

  • Sixteen listings went pending.
  • Median pending price $759,000 (average price $775,000).
  • Six of the pending listings received multiple offers - although I question the likelihood of 1406 Orange Lane getting five offers after 111 days on market. Multiple offers mean there were competing offers not consecutive offers.

  • Twelve listings closed escrow
  • Median closed price $957,000 (average $1,051,000). 
  • Half the closings received multiple offers. 
  • Five closings were cash, six buyers used conventional financing, and one was a 1031 exchange (tax deferred investment). 
 
Normally in the Fall we see a drop in active listings - not this year! Even with the strong pending activity, new inventory is still climbing. We are also seeing more cash buyers in the market. Closings were tepid this period but overall, we are on target for a strong year. So far in 2025, we have sold 329 homes in Davis. That is more than the same time period for 2023 (300) and 2024 (286) but less than 2022 (363). The next newsletter will be on October 30, 2025.
