Hello, hello! Summer solstice was last Sunday - the longest day of the year (my favorite time of the year). This weekend, we welcome the biggest event in ultra-running: Western States 100 Miler. Runners depart from Olympic Valley at 5 am, and the fastest runners in the world will finish 14 +/- hours later at Auburn High School track. Four friends and I will be trailside (alongside thousands of others) to watch this incredible feat by the light of a full moon. It will be magical!

Boy, real estate seems mundane after that introdcution. There are currently 103 active and 40 pending properties on the market. Over the past two weeks, we have seen the following:

• Twenty-six new listings came on market - 10 have gone pending already.

•  Median active price is $966,248 (average $1,031,573).

• Twenty-two homes went pending. 

• Median active price $792,500 (average $910,269). 

• Seven listings received multiple offers with a maximum of three offers on Fortuna. 

• Seventeen listings closed escrow.

• Median closed price $950,000 (average $1,029,836). 

• Six closings received multiple offer (no more than two offers on any property) with Parkside closing 18% over the list price. Parkside was a lovely move-in ready single story in Central Davis on a large, beautifully landscaped corner lot. 

• Five closings were cash, and the remainder were conventional financing.

Overall, the current activity is what we would expect at this time of year, and this is confirmed by the data. Year to date last year, we had 213 homes sold (average price per square foot was $509). Year to date this year, we have sold 210 homes (average prices per square foot was $504). The beautiful weather is temperate rather than scorching, which is a plus for open houses and buyer activity.
