-MARKET UPDATE-

Hello, hello! Hope you are enjoying the longer days and spending more time outdoors before it gets too hot! I love the walk around the UC Davis arboretum during cool mornings to see the beautiful colors. 

In real estate news, there are currently 123 active and 75 pending and 36 contingent listings in Vacaville. 

Over the past two weeks, we have seen the following in the Vacaville real estate market: 

  • Thirty seven new listings came on the market. Two are already pending and two are contingent.

  • Prices range from $309,000 to $2.5m. 

  • The median active price is $679,900 (avg. $844,089).

  • Thirty one listings went pending ranging in price from $455,00 to $1.2m. 

  • The median pending price is $649,900 (average $758,741). 

  • Five of the pending listings received multiple offers.

  • Twenty-five  listings closed escrow ranging in price from $485,000 to $1.48m. 
  • The median closed price was $679,000 (average $780,393). 

  • Seven closings received multiple offers. 1030 Boone Ct received multiple offers and closed almost 4% above list price after being on market for three days. The purchase was conventionally financed. 

  • Twelve properties closed under the list price, and six closed over. 

  • Closed listings consist of one cash, one private, six FHA, two VA and the remainder were conventional financing. 

  • Year to date closed sales stats: 157 in 2026 so far. Within the same time period, 154 in 2025, and 142 in 2024.

Lake Solano

Lake Solano is known as one of the best fly-fishing spots in the Sacramento Valley, but there’s plenty for boaters, swimmers, hikers, bikers, nature lovers, campers, and picnickers to do as well. The lake was formed by the Putah Diversion Dam and also offers 90 campsites. Lake Solano is a great spot to take little hikers, where they can see gaggles of peacocks and enjoy some beginner level trails.
