I have officially completed 36 of my 75 day no alcohol challenge. I do this every year for the first 75 days to start the new year off by taking better care of my body! Thirty-six days is about half way and it has honestly been a breeze. I am very excited to cross this off my 2026 bingo card for this year. Now lets talk real estate! 

There are currently 50 active and 31 pending listings. 

Over the past two weeks, we have seen the following in the West Sacramento market: 

• Nineteen new listings came on the market. Nine have gone pending already. 

• Prices range from $409,900 to $1,247,500. 

• The median active price is $591,900 (avg. $694,900). 

• Nineteen listings went pending ranging in price from $345,000 to $1,189,900. 

• The median pending price is $519,900 (average $590,829). 

• Eight of the pending listings received multiple offers.

• Seven listings closed escrow. 

• The median closed price was $485,000 (average $496,857). 

• Two closings received multiple offers. 

• Five properties closed under the list price, and none closed over. 

• Five closings were conventional financing, one FHA, and one cash financing.
