Hello hello, can you believe this is our last newsletter of 2025?! Thank you for reading and hope this is of value to you in helping you understand the Vacaville market. I also hope this has been a year of growth and wisdom and that the new year will be filled with wonderful moments and beautiful adventures. 

In real estate news for Vacaville, there are currently 148 active, 52 pending and 17 contingent listings. 

Over the past two weeks, we have seen the following: 

• Twenty seven new listings came on the market (three have already gone pending with contingency).
• Prices range from $455,000 to $1.5m. 
• The median active price is $677,121 (avg. $725,834).    

• Fifteen listings went pending. 
• The median pending price is $628,838 (average $679,215).
• Two of the pending listings received multiple offers- two each. 

• Twenty-three listings closed escrow; drastic decrease from the last newsletter, as expected. 
• The median closed price was $650,000 (average $729,658). 
• Seven closings received multiple offers. 
• Twelve properties closed under the list price, and five closed over. 
• One was cash, two FHA, six VA, and the remainder were conventional financing.
