- Median price $775,000 (average $820,000).

- Sixteen listings went pending.
- Median pending price $759,000 (average price $775,000).
- Six of the pending listings received multiple offers - although I question the likelihood of 1406 Orange Lane getting five offers after 111 days on market. Multiple offers mean there were competing offers not consecutive offers.

- Twelve listings closed escrow
- Median closed price $957,000 (average $1,051,000).
- Half the closings received multiple offers.
- Five closings were cash, six buyers used conventional financing, and one was a 1031 exchange (tax deferred investment).
