-MARKET UPDATE-
Hello, hello! Was anyone expecting rain yesterday? Certainly not those of us who had just washed our cars. This is one of my favorite times of year with anticipated balmy Fall evenings. I spent a half day mountain biking in Marin on Friday, and the weather was nothing short of glorious. The remainder of the weekend was mostly real estate activity. Hope you all had a great weekend! Currently, there are 106 active and 25 pending properties on the market.
Over the past two weeks, we have seen the following:
- Twenty-two new listings came on market.
- Prices ranged from $565,000 to $1,274,900.
- Median active price $889,000 (average $898,000).
- Fifteen listings went pending.
- The median pending price was $960,000 (average $1,077,000).
- Only two of the pending listings received multiple offers.
- Nineteen listings closed escrow.
- Median closed price $967,000 (average $987,000).
- Six closings received multiple offers.
- Thirteen closings were under the list price.
- Ten out of nineteen closings were cash!
For reference (see graphic below), during the same time period in 2024 there were eleven closings, six received multiple offers/were over the list price, and only one was cash. The sample size is too small to draw any conclusions, but it is interesting, nonetheless.

We decided to switch things up with a “work from the pool” day on Tuesday. Rented a day bed for $179 and it was totally worth it! Even though we still had to hop on calls and answer emails, the vibe made it feel way more relaxing. Resort Pass for the win.
