Hello, hello! Today in our weekly team meeting, we reflected on how the recent 3-day weekend gave us a chance to relax and reset. For me, that meant spending some time BBQing with my family. As hardworking and driven women, it’s easy to forget to slow down and take a moment for ourselves. I was able to do just that, and now I feel like I am showing up as the best version of myself in both my personal and professional relationships. I hope you also found an opportunity to step away from the chaos and find some time to focus on you, whatever that looks like for you. In Woodland, we currently have 105 active listings and 37 pending properties.

Over the past two weeks, we have seen the following:

• Twenty new listings came on the market (seven have already gone pending. This is down from the 30 new listings in the previous newsletter.
• Prices range from $399,900 to $1,150,000.
• The median active price is $581,750 (avg. $572,229).

• Seventeen listings went pending ranging in price from $389,950 to $1,100,000.
• The median pending price is $599,900 (average $660,021).
• Five of the pending listings received multiple offers.

• Thirteen listings closed escrow. Down from 25 in the last newsletter.
• The median closed price was $510,000 (average $525,454).
• Six closings received multiple offers.
• Three properties closed under the list price, and six closed over.
• Six closings were conventional financing, five cash, one VA and one FHA.
