Hello, hello! 

I hope you’re loving the change in weather as much as I am! At my house, the Halloween movies started a couple of weeks ago, and I’m trying to soak up the fall excitement for as long as I can. Like many others, I tend to feel the effects of the colder, shorter days, and seasonal depression can creep in. If you can relate, I hope you give yourself grace in the months ahead. It’s okay if you feel less productive/motivated, seasonal depression is very real, and taking a break when you need it is more than okay! 

In real estate news, we currently have 106 active listings and 40 pending properties in the Woodland market. 

Over the past two weeks, we have seen the following: 

  • Prices range from $459,000 to $1,800,000. 

Active, pending, and sold statistics held steady this period. The only notable shift was an uptick in multiple offer situations across both pending and closed sales. Interestingly, only two of the nine multiple offer scenarios (Redwing Dr. & Brookshire Cir) actually closed above list price.

For sellers: Pricing your home correctly is key. A realistic list price will attract multiple offers, but don’t assume it will automatically drive the price far above asking.
For buyers: You don’t always have to be the highest bidder. Crafting a strong, clean offer with favorable terms can win in today’s market.
