This past Sunday I had the pleasure of attending a candlelight concert featuring music by Hans Zimmer—the famous german composer behind iconic scores from Pirates of the Caribbean, Interstellar, and Madagascar, to name a few. It was truly an amazing experience. I went to one in Sonoma, but they also host several concerts at the Railroad Museum in Sacramento. I would highly suggest it as fun date night with your honey or with friends and family! 

In real estate news..there are currently 54 active and 35 pending listings in the Woodland market. 

Over the past two weeks, we have seen the following: 

• Twenty-five new listings came on the market. Fourteen have already gone pending, and of those ten went pending in under a week. The market is keeping buyers on their toes! 

• Prices range from $450,000 to $849,000. 

• The median active price is $589,900 (avg. $629,158). 

• Twenty-two listings went pending ranging in price from $396,000 to $1,100,000. 

• The median pending price is $595,000 (average $619,205). 

• Ten of the pending listings received multiple offers.

• Twenty-three listings closed escrow. 

• The median closed price was $515,000 (average $552,726). 

• Twelve closings received multiple offers

• Ten properties closed under the list price, and seven closed over. 

• Fifteen closings were conventional financing, four cash, two FHA, and two other financing. 

We’re seeing a lot of multiple-offer situations in the Woodland market, so strategy is more important than ever. Each week, more buyers are entering the market, and those who haven't made it into contract just yet are growing hungrier to win. We are seeing this push competition higher and making it essential to put together the strongest offer possible.
