Hello, hello! 

It seems to be the general consensus in my inner circle that this year is already flying by. I can’t believe we’re in the third week of February! And by the way, Happy Lunar New Year to those who celebrate.

Both my personal and work life have been full lately (in the best way). I’ve been focusing on healthier boundaries, including putting my phone down an hour before bed and diving into a new book instead. It has definitely improved my sleep and overall clarity. There are currently 52 active and 42 pending listings. 

Over the past two weeks, we have seen the following in the Woodland market: 

• Twenty-two new listings came on the market. Eight have gone pending already. 

• Prices range from $357,000 to $1,100,000. 

• The median active price is $587,745 (avg. $618,299). 

• Twenty-two listings went pending ranging in price from $420,000 to $950,000. 

• The median pending price is $570,120 (average $617,288). 

• Ten of the pending listings received multiple offers.

• Six listings closed escrow. 

• The median closed price was $527,500 (average $509,167). 

• Three closings received multiple offers. 

• One properties closed under the list price, and four closed over. 

• Four closings were conventional financing, one FHA, and one private financing. 

Almost half of the homes that went into contract over the past two weeks were in multiple-offer situations. Compared to last year’s data, this level of activity is right in line with seasonal trends. Im wondering if many of these buyers are from last season, beginning their search early to secure a home before competition intensifies. It’s shaping up to be a busy year!
