Wow, and just like that 2025 is coming to a close. I'm sure we are all guilty of saying this every year but, this one has truly flown by. While it’s been a turbulent year for so many, it has also been incredibly empowering to witness the perseverance in myself, in the people I love, and even in those I only see in passing or through a screen. It’s been a transformative season of growth, and I’m wishing all of you nothing but happiness, health, and clarity in the year ahead.

Over the past two weeks, we have seen the following: 

• Eight new listings came on the market (two have already gone pending). 
• Prices range from $389,000 to $905,000. 
• The median active price is $494,500 (avg. $565,467). 

• Twelve listings went pending ranging in price from $439,500 to $829,000. 
• The median pending price is $526,995 (average $562,116). 
• Four of the pending listings received multiple offers. 

• Fourteen listings closed escrow. 
• The median closed price was $602,500 (average $632,125). 
• Six closings received multiple offers. 
• Eight properties closed under the list price, and two closed over. 
• Ten closings were conventional financing, two FHA, and two cash financing. 

There has been a noticeable slowdown in new listings coming to market, that's typical for this time of year. For the year as a whole, Woodland has closed 399 properties in 2025, just 13 shy of the 411 closings in 2024.
