-MARKET UPDATE-

Hello, hello! 

July was packed with excitement! I celebrated my birthday surrounded by friends and family, helped two first-time homebuyers find their dream homes, and listed the cutest bungalow on I St. in Central Davis.

I’m thrilled to share that after just 5 days on the market, the home is now in escrow! This was a long-term project with a wonderful client, where we transformed the property to be truly “market ready.” With all the care and effort we put in, it’s no surprise the home received multiple offers. If you’re curious about our team’s proven formula for preparing homes for the market, I’d love to share more. In terms of real estate, there are currently 113 active and 44 pending properties in Woodland.

Over the past two weeks, we have seen the following:

  • Thirty-two new listings came on the market ranging in price from $399,000 to $1,350,000
  • Six new listings have already gone pending.
  • The median active price is $649,000 (average $657,302).

  • Twelve went pending ranging in price from $310,000 to $749,000 
  • The median pending price is $467,500 (average $499,242). 
  • Seven of the pending listings received multiple offers, including seven on Riverside and six on Cunningham!

  • Sixteen listings closed escrow.
  • The median closed price was $479,500 (average $472,831).
  • Seven closings received multiple offers.
  • Eleven properties closed under the list price, and three over.
  • Nine closings were conventional, five cash and two FHA.

Three changes that really stood out to me in this newsletter update were: 

1. In our previous newsletter, we saw that there were 26 pending sales, but this time, there were only 12 - a 46% decrease. 

2. I've also noticed that 68% of closings (11 out of 16) were under list price. Higher than what we have typically seen in the previous weeks.

3. We also saw uptick in cash purchases this time around. It makes me wonder: are contractors/flippers purposely waiting until this time of year to swoop in on sellers who are nervous about holding their properties past August? I'll continue to look at this as we progress in the season.
