Are you ready for sweaters and soups? The weather has been quite nice but still a little too warm for sweaters! I’ve been enjoying the early mornings walking and dining in the garden before daylight savings is over. If you’re up for a nice patio dining, visit Bear at Stanly Ranch in Napa. You can view the sunset along with your delicious meal.

In real estate news, we’ve updated our systems to better serve you! Our website now features a home valuation tool and mortgage calculator that are much easier to use. You can also explore our newsletter archives and subscribe to Davis, West Sacramento, and/or Woodland newsletter. We would love to hear what you think! In Vacaville, there are currently 203 active listings and 73 pending properties.

Over the past two weeks, we have seen the following:

Thirty-seven new listings came on the market (five have already gone pending).
Prices range from $325,000 to $2.9m.
The median active price is $650,000 (avg. $701,000).

Twenty-nine listings went pending ranging in price from $350,000 to $1.2m.
The median pending price is $625,000 (average $652,000).
Eight of the pending listings received multiple offers.

Twenty-eight listings closed escrow.
The median closed price was $570,000 (average $609,000).
Nine closings received multiple offers.
Eleven properties closed under the list price, and eleven went over with the highest at 108% of the list price.
Two closings were cash, six VA, two FHA, one CalVet, one 1031 exchange, and the remaining used conventional financing.

There are less closings this edition than the last newsletter update. Fifty percent of the closed listings within 30 days averaged slightly over the list price (100.45%). We usually see a trend of increased pending in October as there’s a belief that it’s a prime buying opportunity for buyers —more listings on the market.
