Hello, hello! What an interesting month; not just in terms of weather! I've been intentionaly 

limiting my attention to the news these days. I think it's making a difference in my mental well being. If you're feeling overwhelmed with all the news update, perhaps consider taking a pause even for a day and "refresh" your mind and fill your attention with beauty. In real estate news, there are currently 165 active and 62 pending listings in Vacaville. 

Over the past two weeks, we have seen the following in the Vacaville real estate market: 

  • Sixty new listings came on the market. Four are already pending.

  • Prices range from $395,000 to $3,4m. 

  • The median active price is $691,000 (avg. $807,979).

  • Eighteen listings went pending ranging in price from $355,000 to $1.398m. Note this is half the amount of pendings since our last market update.  

  • The median pending price is $697,000 (average $737,266). 

  • Two of the pending listings received multiple offers.

  • Thirty listings closed escrow ranging in price from $320,000 to $1.9m. 

  • The median closed price was $650,000 (average $721,754). 

  • Twelve closings received multiple offers. 206 Millbrook Way received 10 offers and closed at 2% UNDER list price at $480,000.   

  • Eleven properties closed under the list price, and the ten closed over. 

  • Closed listings consist of three cash, one assumed, four FHA, one private, five VA, and the remainder were conventional financing. 

  • Year to date closed sales stats: 240 in 2026 so far. Within the same time period, 241 in 2025, and 208 in 2024.
