Hello, hello! Glad you're here! Tomorrow is May 1, if you can believe it. Am I the only excited to see The Devil Wears Prada 2? It's hard not to be a fan of Meryl Streep! She's so devilishly talented and funny. In real estate news, there are currently 165 active and 72 pending listings in Vacaville. 

Over the past two weeks, we have seen the following in the Vacaville real estate market: 

  • Forty-five new listings came on the market. Two are already pending.

  • Prices range from $384,000 to $1.795m. 

  • The median active price is $659,900 (avg. $699,718).

  • Thirty two istings went pending ranging in price from $320,000 to $1.695m. Note this is double the amount of pendings since our last market update.  

  • The median pending price is $642,500 (average $747,258). 

  • Five of the pending listings received multiple offers.

  • Twenty-seven listings closed escrow ranging in price from $479,000 to $1.250m. 

  • The median closed price was $630,000 (average $670,707). 

  • Ten closings received multiple offers. 649 Spillman Circle received 5 offers and closed at almost 9% above list price. 

  • Nine properties closed under the list price, and the thirteen closed over. 

  • Closed listings consist of three cash, one assumed, eight FHA, two VA, and the remainder were conventional financing.
