Hello, hello!

I hope you’re loving the change in weather as much as I am! At my house, the Halloween movies started a couple of weeks ago, and I’m trying to soak up the fall excitement for as long as I can. Like many others, I tend to feel the effects of the colder, shorter days, and seasonal depression can creep in. If you can relate, I hope you give yourself grace in the months ahead. It’s okay if you feel less productive/motivated, seasonal depression is very real, and taking a break when you need it is more than okay! 

In real estate news, we currently have 113 active listings and 22 pending properties in the West Sacramento market. 

Over the past two weeks, we have seen the following: 

• Twenty-two new listings came on the market (one has gone pending).
• Prices range from $349,999 to $949,999. 
• The median active price is $510,000 (avg. $552,361). 

• Nine listings went pending ranging in price from $368,000 to $849,000.
• The median pending price is $515,000 (average $538,867).
• Two of the pending listings received multiple offers. 

• Seventeen listings closed escrow.
• The median closed price was $580,000 (average $562,529). 
• Four closings received multiple offers. 
• Twelve properties closed under the list price, and three closed over. 
• Ten closings were conventional financing, four cash, two FHA, and one FHA financing. 

Incoming inventory and overall market movement remained consistent with our last update. More than half of the homes that closed during this period sold under list price, a trend worth keeping an eye on as we move forward. I’ll continue monitoring this closely to see if it signals a longer-term shift in buyer behavior.
