Hello, hello!
July was packed with excitement! I celebrated my birthday surrounded by friends and family, helped two first-time homebuyers find their dream homes, and listed the cutest bungalow on I St in Central Davis. I’m thrilled to share that after just 5 days on the market, the home is now in escrow! This was a long-term project with a wonderful client, where we transformed the property to be truly “market ready.” With all the care and effort we put in, it’s no surprise the home received multiple offers. If you’re curious about our team’s proven formula for preparing homes for the market, I’d love to share more.
In terms of real estate, there are currently 100 active and 51 pending properties in West Sacramento.
Over the past two weeks, we have seen the following:
- Twenty-two new listings came on the market ranging in price from $295,999 to $1,200,000.
- Six new listings have already gone pending.
- The median active price is $529,000 (average $586,606).
- Twenty-four listings went pending ranging in price from $380,000 to $869,000.
- The median pending price is $557,000 (average $558,772).
- Eight of the pending listings received multiple offers.
- Ten listings closed escrow.
- The Median closed price was $528,250 (average $592,144).
- Four closings received multiple offers.
- Three properties closed under the list price and four over.
- Six closings were conventional, two cash, and two FHA.
Pending sales are up over last month, with six more homes going under contract, building on the jump of eight pendings we saw in the previous newsletter. At the same time we saw ten fewer homes hitting the market this period. I’ll be keeping a close eye on the decrease in active listings over the next couple of newsletters to see if this is a trend.
