Hello, hello! Today in our weekly team meeting, we reflected on how the recent 3-day weekend gave us a chance to relax and reset. For me, that meant spending some time BBQing with my family. As hardworking and driven women, it’s easy to forget to slow down and take a moment for ourselves. I was able to do just that, and now I feel like I am showing up as the best version of myself in both my personal and professional relationships. I hope you also found an opportunity to step away from the chaos and find some time to focus on you, whatever that looks like for you. In West Sacramento, we currently have 101 active listings and 42 pending properties.

Over the past two weeks, we have seen the following:

• Twenty-nine new listings came on the market (eight have already gone pending).
• Prices range from $374,800 to $1,065,000.
• The median active price is $585,000 (avg. $585,321).

• Seventeen listings went pending ranging in price from $384,000 to $1,550,000.
• The median pending price is $599,900 (average $660,021).
• Five of the pending listings received multiple offers.

• Fifteen listings closed escrow. 
• The median closed price was $525,000 (average $562,098).
• Seven closings received multiple offers.
• Six properties closed under the list price, and five closed over.
• Twelve closings were conventional, one cash, one FHA, and one private.
